Appraisal services provide detailed valuations to provide a basis for understanding and establishing the value of airport property (aeronautical or non-aeronautical) whether for rent or for sale. Our process and methods are consistent with the FAA’s policy for rent appraisals and value appraisals as well as established federal and state regulations. An airport rent study (Rent Study) is a streamlined appraisal used to determine an opinion of market rent for aeronautical and/or non-aeronautical properties. The Rent Study analyzes rental rates on a comparative basis for similar land and improvements at comparable, competitive, regional, and national airports to derive a supported market based rental rate for each component of the subject properties. A larger, full scope appraisal will incorporate a broader study that includes a detailed analysis of the highest and best use, multiple approaches to value that is appropriate to the appraised property, and a conclusion of value reconciled from the appraisal analysis.
